Guide for Home Buyers
Buying a home is exciting. It can also be a little overwhelming.
There are listings to sort through, neighbourhoods to consider, market conditions to understand, numbers to crunch and, eventually, a house you may suddenly find yourself very attached to.
Then comes the offer, the negotiation, the inspection, the paperwork and all those little details nobody thinks about until they are right in the middle of them.
That’s where I come in.
My job is to help you understand what you’re buying, what the market is doing, what matters, what probably doesn’t, and when it might be wise to walk away.
Finding the house is the exciting part.
Making sure it’s the right decision is the important part.

The Buying Process
The first step is figuring out what you can comfortably afford.
That usually means talking with your bank or a mortgage broker and getting pre-qualified before we start seriously looking. It may not be the most exciting part of buying a home, but it is one of the smartest. There is very little point falling in love with a house that belongs in an entirely different budget.
Once we know the numbers, the fun part begins.
We start looking at homes.
At first, you may think you know exactly what you want. Then we see a few properties and suddenly the big kitchen matters less, the backyard matters more, or the neighbourhood you had never considered starts looking pretty good.
That is completely normal.
We’ll narrow things down as we go, looking at what works, what doesn’t, what feels right and, just as importantly, what doesn’t.
Eventually, the goal is not simply to find a house you like.
It is to find the right home, at the right price, with as few unpleasant surprises as possible.
Buying with a REALTOR®
Buying a home is a big decision, and it helps to have someone beside you who knows what to look for, what to ask, and when something deserves a closer look.
Whether you’re buying a home for yourself or looking at an investment property, my job is to help you make sense of the market, narrow down the options and avoid wasting time on properties that simply do not fit.
We’ll look at location, price, condition, future resale, condo documents if applicable, and all the little things that can become very big things later.
When we tour homes, I am not there just to open the door.
I’ll point out what I notice — the good, the not-so-good, and the things that may need more investigation. Sometimes a house looks wonderful at first glance. Sometimes the furnace, roof, grading, condo fees or rather creative renovation choices tell another story.
When you find the right property, I’ll help determine a reasonable offer price by looking at comparable sales and current market conditions. Then I’ll prepare the offer, explain the terms and conditions, and negotiate on your behalf.
And once the offer is accepted, there is still plenty to do.
Financing. Inspections. Lawyers. Condo document reviews. Insurance. Possession details.
I can connect you with trusted professionals when you need them and help keep the pieces moving in the right direction.
The goal is not simply to get an offer accepted.
It is to make sure you understand what you are buying, what you are agreeing to, and that you feel confident about the decision when the keys are finally in your hand.
And one nice thing — in most cases, the seller pays the buyer’s REALTOR® fee, not you.
